Holton Mountain Rentals: Different from the rest Print E-mail

Students have several choices of rental agencies in the area. Holton Mountain Rentals believes it has several unique aspects to offer students looking for off-campus housing for the next school year.

“When someone comes into our office, we want to think that we are the first experience they may have looking for or even renting an apartment,” business owner Beverly Holton said. “So if you come in here looking for a place to live, not
only do we have to help you find that place, but let’s find the best place.”

Holton Mountain Rentals gives every potential renter a bag featuring several sheets with important information to know when looking for a rental. It encourages these individuals to consider budget, location, lease contracts and numerous other things.

There is an informational sheet on roommates that gives renters ideas on things to consider before moving in with others.

The packet also contains a sheet for first time renters. Employees of Holton Mountain Rentals also try to help their clients when there are roommate issues by mediating.

“We are not here just to take your rent because we think that you need to be happy where you are,” Holton said.

The company also maintains an open door policy and encourages all its tenants to let them know what they are doing right and what they are doing wrong.

“I feel that we only learn and can only become a better company by hearing the positive as well as the negative so when someone does have a problem with out company, I want to hear about it,” Holton said. “There’s not anything we can do about it if I don’t hear about problems so I think our open door policy is very important.”

The agency works hard to achieve customer satisfaction by guaranteeing certain things when you rent from them. The apartment will be professionally steam cleaned, the walls will be painted or touched up depending upon its needs and everything from the blinds to the oven are carefully cleaned.

To ensure the safety of their tenants, every rental has the locks changed and has a deadbolt installed. All of the doors also have peepholes. The agency offers a 24-hour emergency line that can put its tenants through to an on-call maintenance worker.

The company’s lease policy is for one year. It begins Aug. 3 and lasts through July 29.  One unique thing that this agency offers is a transfer lease. This allows renters to move to any available housing offered by their agency without having to start a new lease.

Holton Mountain will also allow you to stay in your current rental past your end lease date if the new rental is not ready yet.

The parking varies by rental unit. All rentals allow you a parking spot but some have 24-hour towing and make it difficult for guests to visit. These apply more to the units closer to campus.

The agency also offers parking at two lots within walking distance to campus for tenants in units farther away than AppalCART or walking distance.

These spots can be bought from the agency and are currently priced at $500 for a year and $300 a semester. These prices are subject to change in the future,
however.

Holton Mountain provides its renters with as much information on utilities as possible. It provides each potential customer with a sheet listing available utility companies in that area, their location, fees, deposits and standard requirements.

The agency also has a book containing the average rates of the utilities at each unit.
Holton Mountain encourages students looking to move off campus to take action now.

The company is currently taking pre-leases on units that will be available next year and this will guarantee a spot for those who get there first.

The requirements to rent are sufficient income or credit which, for most students, require a cosigner, most likely a parent. The renter must also have identification and fill out a rental application.

“There are a lot of choices and we certainly know that we’re not the only game in town,” Holton said. “I think you have to meet our staff.

Hopefully if you come in our office and meet our staff, you’ll understand why our company is different from others.”
